Most of the annual July 4th celebrations including large events, parades, and firework displays have been canceled in the Finger Lakes region due to the COVID-19 restrictions. But that doesn’t mean we can’t still celebrate our pride for the USA.

The dates surrounding the July 4th weekend are the most popular of the year for booking a lakefront vacation rental. Motorized boats are not included with any of our rentals. However, local marinas can help you get out on the lakes during your stay with rentals of boats, kayaks, and any accessory you need to enjoy the water during your stay. Like our rentals, these will also be reserved well in advance for the busy holiday weekend so please plan accordingly.

Beverage Experience Seekers

Our region is hoping to be in Phase 3 of New York State’s reopening plan by July 4th, which includes tasting rooms across our wine trails and craft brew trail. However, each day is different and we cannot guarantee the availability of visiting tasting rooms. One thing is certain, tasting room policies, procedures and experiences will be much different this year with new protocols in place to keep staff and patrons safe.

As of right now, most tasting rooms are offering pick up and delivery options of your favorite craft drinks. While we understand it isn’t the same experience, perhaps picking up bottles of fresh vintages and enjoying them lake side may not be the worst way to savor the flavors of the Finger Lakes.

Exploring the Finger Lakes

If you choose to leave your lakeside rental this Memorial Day weekend and explore some of the natural wonders of our region, please plan ahead. Perhaps this trip you forego the popular parks and instead explore some of the paths less taken.

No matter where you choose to trek, contacting the park ahead of time is recommended. Some parks have not opened this year because the trails do not allow enough space for safe social distancing. Other parks have reduced access or sometimes closed mid-day in order to eliminate overcrowding in popular settings.

Local and New York State Parks are still open, but visit responsibly. As Spring weather welcomes warmer temperatures, you’re bound to see more people stretching their legs at public parks. Luckily for us, there is a plethora of parks with great trails for hikers of all levels.

The New York State Parks have only closed access to playgrounds, athletic courts, and sporting fields to reduce the spread of COVID-19. To explore a park near you, visit their website.

Another one of our favorite resources for creating new adventures is GoFingerLakes.org. You can download the app or visit their site to find the best spots for hiking, biking, paddling, and outdoor recreation across our 6,000-square-mile area. On this site, you can even use their advance search for the best locations for waterfalls, pet-friendly trails, bird watching, and more.

The Lake is Open!

It may be obvious, but the lakes offer great activities for responsible social distancing. Take advantage of the free entertainment they provide from paddling to fishing.

No matter what species of fresh water fish you’re looking for, the Finger Lakes has it. For family outings you can cast from most public and state parks for a lakeside activity. For the serious anglers, different lakes are better for certain types of fish. For example, Seneca Lake attracts fishermen for its Perch and Trout and hosts tournaments each year. In addition to the lakes, the ponds and streams throughout the region also offer plentiful opportunities for casting a line or net, which can be brought home for a fresh dinner. 2019 Lakefront Real Estate Report

Each quarter, our sales specialists analyze real estate trends across the region’s lakefront market. We compile our findings into a complimentary report to make your decision to buy or sell an easy and informed one.

Here is our analysis of the 2019 lakefront real estate market:

Overview

The lakefront market experienced smaller gains in 2019, compared to 2018. This can be attributed to the average sale price for lakefront homes continuing to tick up, while the number of sales decrease.

Lakefront homeowners are holding onto properties longer, riding the wave of YOY value increases and the popularity of operating short-term rentals. Investors continue to enter the market, looking for homes not only for personal use, but for profit. Our region has seen a 25% increase in vacation rentals over the last few years.

Challenges

On lakes where the number of homes sold dropped 50%, we saw a correlating drop in total sales volume. Honeoye and Owasco Lakes were challenged by algal blooms and low inventory this year, but homes on both lakes continue to sell faster. Lower price points could transition these lakes deeper into a market that favors buyers in 2020.

HAB’s and Red Tide continue to challenge the nation’s lake and oceanfront real estate markets. Educating new homeowners on lake friendly living practices will be a focus in 2020, to ensure the health and safety of our waters for years to come.

Successes

Seneca and Canandaigua Lakes saw the greatest increase in overall sales volume last year. High-end buyers are attracted to Canandaigua Lake for its luxury amenities and close proximity to the cities of Rochester and Buffalo. We expect the upward trend to continue in 2020, as transportation options, like seaplane routes, lakefront development, and amenities continue to expand.

Seneca Lake enjoyed a 33% boost in sales volume last year, with the highest overall gain in average sale price and greatest overall drop in days on market. Seneca is the largest of the Finger Lakes, and arguably the lake with the most opportunity. While Geneva revitalizes its downtown and gains national attention for its dining and tourism, Watkins Glen continues to yield some of the region’s largest events. Seneca Lake home prices still come in below the regional average, but with an 18% price gain last year, don’t expect the lakefront bargains to last. 2020 is the year to buy on Seneca!

Market Trends to Watch

Mortgage rates are projected to continue trending downward in 2020. This is particularly great news for those looking to purchase a vacation home or income property. With low inventory and no pressure from the fed, lakefront buyers have the luxury of waiting for the right house to come on the market.

In general, the heat is off, with bidding wars at a 10 year low across the nation, but a limited inventory of starter homes is pushing first-time buyers into new territory. Rather than pour their assets into a primary residence, first-time buyers are investing in vacation homes in less expensive destinations, like the Finger Lakes. These homes have the potential to pay for themselves with vacation rental income or allow buyers to save up for their next investment.

Canandaigua Lake

Total sales volume on Canandaigua Lake jumped almost 50% year over year. Lakefront property is in demand, with average sale price up 11% and homes spending an average of 10 days less on market. Our agents note that appropriately priced Canandaigua Lake homes have moved quickly this quarter.

Seneca Lake

We continue to see opportunity in the Seneca Lakefront market! With a near 50% increase in total sales volume, led by the FLPP team, and consistent growth in the number of homes for sale and average sales price, the largest Finger Lake shows no signs of slowing down going into Q4.

Catharine Creek

This tributary of Seneca Lake empties into Seneca Lake through Watkins Glen and is best known for the run of wild rainbow trout it sees every year. Anglers target these spawn runs in the spring, but also return in the fall for brown trout and Atlantic salmon.

Naples, NY

For Canandaigua Lake fishing in the spring, it’s recommended to cast your line at the southern end of the lake and catch the spring spawn run of rainbow trout. A stay in Naples will put you right where the action is! Trek up Naples Creek or West River for great fishing along the banks.

Geneva, NY

Geneva is the “Lake Trout Capital of the World” and host to the National Lake Trout Derby every year over Memorial Day weekend. Cast off the end of the pier at the Waterfront Park in downtown or find somewhere a little more secluded in Seneca Lake State Park.

Cayuga Inlet

In this stream near Ithaca, NY, it’s not unlikely that you’ll see huge rainbow trout leaping from the water on opening day. Cayuga Inlet is a major spawning tributary for Cayuga Lake and remains a popular destination for anglers hoping to hook one of these 4-10 lb. fish.
