1. Bedding
Bedding, including mattress toppers, pillows, comforters, and quilts, are some of the most frequently replaced items for vacation rentals. Refreshing the linens is crucial for the aesthetics of the bedrooms. Guests value an up kept bedspread and will notice the condition in both the listing photos and upon arrival. Your rental should have a good collection of pots and pans for day-to-day cooking. Remember, keep in mind your property’s maximum occupancy when stocking your kitchen. If your home can accommodate 10 people or more, you’ll want to be sure you have a set of pots and pans sized to cook for such a large party. If your property is sized for 5 or less, you may want to forego the larger pots and pans and just have a standard size set. One thing many homeowners don’t think about is providing serving bowls or platters. Most families eat together on vacation and will need platters to put their perfectly grilled chicken on and large serving bowls for that delicious salad. A common mistake in vacation rentals is not providing enough dishes to serve all the guests your property can sleep. Ideally, you should have twice the number of plates, bowls, and water glasses to accommodate your rental’s maximum capacity (e.g. If your property sleeps 5, you should have at least 10 plates). It makes it much easier for guests if they can serve a complete meal even if a few dishes are already loaded in the dishwasher.
We recommend investing in matching dishware, silverware, and glassware from a common household goods store such as Target, Walmart, or Kohl’s. You’ll be able to easily replace broken items with matching ones, and your dinnerware will be attractive but inexpensive.
Finally, remember the needs of your guests traveling with children if you intend to attract families. Parents will be grateful if you provide, sippy cups and children’s dinnerware for their little ones.

One way you can do this is to provide outside furniture. However, throwing a few wooden chairs out in a yard that receives direct sunlight probably isn’t going to do the trick. Instead, you may want to invest in plush furniture that is both comfortable and decorative, but durable enough to withstand the elements. Perhaps some comfy cushions or a recliner would be appropriate so that guests can unwind and relax. It will have them craving your outdoor patio all year round!
When it comes to amenities, do not skimp. Amenities are all those extra things that put the cherry on top. Even the smallest things can make or break a guest’s experience which can affect reviews and repeat visits.

1. The Cabin Fever is real. We are just now starting to see the first signs of spring and for many, the only thing that got them through the long, snowy months was the dream of spending sunny days on the lake. Those who spent the winter browsing lakefront listings for inspiration now have the opportunity to get out and see what’s really on the market, especially if they’re coming from out of state. 2. Average sales prices are up 23%. According to our 2018 Lake Front Real Estate Report, the average sales price for all Finger Lakes increased 23%, with the largest gains occurring on Keuka and Seneca Lakes. It should also be noted that total days on the market are down 10%, meaning lakefront property in the Finger Lakes is selling for more and in less time.
3. It’s a seller’s market. There are far more buyers looking for the lake life than homes on the market, giving an upper hand to the seller in negotiations. It may seem that lakefront property is shielded from fluctuations in the housing market because of affluent buyers, but a recent study found that 55% of prospective vacation rental buyers make under $150k a year. Our advice: sell while the market is strong.
4. Buyers are eager to use their home THIS summer. Listing your lakefront home in the spring gives buyers the appropriate amount of time to tour what’s on the market, make an offer, negotiate, and close with enough time to actually enjoy their new lake house. Summers are so short in upstate New York and buyers want to make good use of their investment. Where to see Finger Lakes Fall Foliage
Canandaigua Lake
Start your leaf peeping adventure at the northernmost tip of Canandaigua Lake and head down West Lake Road. This drive is enough of an opportunity to see some incredible foliage, but it also conveniently takes us to our next stop on the tour of trees.
About 15 minutes into your drive south, you’ll come across Onanda Park. This quiet, lakefront park in the town of Canandaigua is the perfect place to enjoy a picnic lunch or an easy stroll. One of our favorite things to do here is to sit in some of the available chairs and gaze out on the water. However, if you’re looking for a great hike, we’ve got the inside scoop. There are 73 acres of Uplands located across the road. You can hike two miles of hiking trail over the hillside and encounter gorgeous vistas.
After your hike, continue to explore on Route 21S towards Naples, you will discover a vast array of photo-worthy sights as you climb and descend the hills surrounding Canandaigua Lake. Along your ride grab a snack at one of the many fruit stands offering freshly picked grapes, or better yet, a grape pie from the infamous Monica’s Pies just outside Naples. Fortunately, this area also neighbors many of our vacation rentals that fit the bill for the perfect foliage-oriented weekend.
Seneca Lake
Another wonderful scenic drive begins in Geneva, near Seneca Lake. Drive along NY 14 South and look at the stunning views of the lake on the left and the trees on the right. This road continues to Watkins Glen, where you can explore the town or head to the state park, which has some of the best hiking trails in the Finger Lakes. Explore the Gorge Trail, which is famous for its winding staircases and views.
Cayuga Lake
Cayuga Lake State Park is ideal for families traveling with small kids. The little ones will love playing on the swing sets and other equipment, and you’ll love the priceless views!
If you’re in the mood for a glass of wine, the Cayuga Lake Wine Trail is the perfect opportunity for another scenic drive. Wineries like Toro Run or Thirsty Owl are perfect places to stop and enjoy the view and a glass of wine!
Keuka Lake
The Keuka Outlet Trail is a rail-trail in the heart of the Finger Lakes. This path stretches between Keuka and Seneca Lake, with plenty of opportunities to see the vistas for which the Finger Lakes are famous, including waterfalls and historic buildings.
