Our Guest License Agreement clearly outlines expectations regarding occupancy limits, noise, parking, and responsible behavior. Guests are expected to comply with all local ordinances throughout their stay, and violations may result in additional fees or removal from the property. We also encourage neighbors to contact us if concerns arise so our team can respond promptly and help preserve the peaceful character of our lakefront communities.

Housekeeping & Turnover

Finger Lakes Premier Properties coordinates professional housekeeping services for every guest's stay. Our teams follow detailed cleaning standards designed specifically for vacation rentals to ensure your home is consistently guest-ready and presented at the highest standard.

After each departure, the home is cleaned and prepared according to our turnover standards. This includes cleaning, resetting linens, restocking essential guest supplies, and ensuring the property is ready for the next arrival. Maintaining a consistently high standard of presentation helps create positive guest experiences and strong reviews.

To enhance security and convenience, every home in our rental program is equipped with an approved electronic lock. Guests receive unique access codes that are active only during their stay, while homeowners have their own master access code. Our secure system allows us to manage guest and service access efficiently, provide immediate support when needed, and maintain a record of lock activity for added peace of mind. We simply ask that owners coordinate visits with their Property Manager while guests are in residence. 

We provide a starter supply of essential items for guests, such as paper products, soaps, and basic household necessities. These starter supplies help guests settle in comfortably when they arrive, while additional items can be purchased by guests during their stay if needed.

If our housekeeping team notices maintenance concerns, damage, or missing items during a turnover, the issue is reported to our operations team so it can be addressed quickly. This process helps protect your home and ensures any concerns are handled before the next guest arrives.

Property Care & Operations

We coordinate cleaning and turnover services to help ensure your home is ready for each arriving guest. Cleanliness and presentation are critical to guest satisfaction, so we treat turnover quality as an important part of protecting your home’s reputation and revenue potential. Our operational approach is designed to support consistency, readiness, and care between stays.

When maintenance needs arise, our team helps coordinate the response so issues can be addressed quickly and appropriately. Routine upkeep and timely attention to problems are essential to protecting both the guest experience and the condition of your home. We work to keep homeowners informed while helping prevent small issues from becoming bigger ones.


No. Finger Lakes Premier Properties provides all linens and towels for guest stays. Our linen program ensures that each property is stocked with high-quality, professionally maintained bedding and bath linens that meet our guest experience standards. This helps create a consistent, hotel-quality stay for guests while simplifying the process for homeowners.

Minor scuffs, small scratches, or the occasional missing item are a normal part of operating a successful vacation rental, but significant damage is uncommon. Every guest signs our Guest License Agreement, which sets clear expectations for how they care for the home during their stay. Beyond that, our team is dedicated to protecting your investment: we routinely inspect homes, address maintenance issues promptly, document anything that comes up, and follow up with guests when damage goes beyond normal wear and tear. With decades of experience managing premier lakefront homes, we've built the systems and local support to help owners confidently share their homes while preserving their long-term value.

To keep your home operating smoothly and provide an exceptional guest experience, we recommend regular servicing of HVAC, septic, and water systems. One of our requirements is that all homeowners provide pest control services, and if you need a recommended vendor, we can help guide you to our preferred partners. Homes renting during the winter season must also have reliable snow removal services in place. Our team is happy to assist with coordinating these services, as well as helping ensure your home has dependable high-speed Wi-Fi and other amenities that today's travelers expect.

Owner Reporting & Financials

Yes. FLPP handles occupancy tax collection and remittance as part of our management process, helping simplify compliance for homeowners and reduce administrative burden.

We believe homeowners should have visibility into how their property is performing. FLPP provides reporting and account information that helps owners stay informed about bookings, revenue activity, and property-related expenses. Transparency is an important part of a strong homeowner partnership.

Management structure and fees vary based on the home, its location, and the level of service required. During the onboarding conversation, we review the financial model clearly so you understand how the partnership works and what is included. Our goal is to offer a full-service approach that delivers value, not surprises.

Each home is assigned a dedicated Property Manager who serves as your primary point of contact. Whether you have questions about your home, need assistance, or would like to discuss recommendations, your Property Manager is there to provide personalized support and keep you informed throughout the year.  Monthly owner statements are issued using a detailed three-part statement that itemizes rental income, expenses, and owner distributions, providing complete transparency into your property's financial performance.  To keep you informed of company initiatives, market trends, and important operational updates, we distribute a homeowner newsletter each quarter. In addition, we conduct an annual homeowner survey to gather valuable feedback, helping us continually improve our services and strengthen our partnership with our homeowners.
