Finger Lakes Vacation Rental Policies and Procedures
Occupancy: The maximum number of guests is limited at all times to the number of occupants shown on the Reservation Details; this includes day visitors. Many variables are taken into consideration when Maximum Occupancy is determined; it is not necessarily a reflection of the number of guests that can sleep comfortably within the home. No house parties or large gatherings are allowed. Additional visitors are not permitted without written permission in advance of arrival. You will be asked to furnish the name of all guests that will be occupying or visiting the home during the rental period. People 2 (two) years of age or less do not count toward maximum occupancy but should be noted. If you exceed the stated occupancy limit at any time during your stay, unfortunately, we will have to ask you to leave.
Minimum Age: The guest in whose name the reservation is made must be a minimum age of 25 to rent the Home and only family groups and responsible adults may use the Home and its property and amenities.
Reservation and Payments: The initial payment is due when the reservation is made; the deposit is half of the rental amount plus fees and applicable taxes, along with any security deposit if one is required. Full payment of the remaining net balance of the reservation is due 60 (sixty) days prior to Guest’s scheduled arrival date.
Confirmation of Reservation: A Guest License Agreement will be sent within 24 hours of making your reservation and deposit. To fully confirm your reservation, this document must be reviewed, signed and returned to Finger Lakes Premier Properties, Inc. within 5 (five) calendar days of receipt along with a legible copy of a valid driver license, municipal non-driver identification card, or passport. These items can be returned by mail, email, fax and valid electronic signatures are acceptable. Access to the home cannot be permitted without Guest identification.
Cancellation Policy: If a confirmed reservation is cancelled and the Home is not re-rented, all payments made to date may be forfeited. However, if a confirmed reservation is cancelled and the Home is re-rented for the same or a portion of rental period, the gross rental amount, less a 25% cancellation fee, will be refunded within thirty days of the original departure date. If a reservation is changed, the change may be treated as a cancellation and the same terms will apply. If an unconfirmed reservation is cancelled, a processing fee of $150.00 will be charged. Refunds: Refunds cannot be made for late arrivals, early departures or Guest’s dissatisfaction with the Home for any reason (other than emergency health and safety of the property). Homes are not guaranteed allergen-free, even those that do not allow pets. No refund will be made for failures or conditions beyond Agent’s control, including but not limited to construction, inclement weather, provider service area outages, visits by Mother Nature in the form of chipmunks, squirrels, spiders and other insects, etc.
Handicap Accessibility: Rental properties are not handicap accessible, but some homes are handicap friendly. Please ask your Representative for assistance if this is a concern.
Security Deposits: If required by the Owner of the Home being rented, all security deposits are due and will be collected at the time the reservation is made. If the Home, its contents and grounds are found to be in the condition in which they were found, any Security Deposit paid will be returned to the guest in full as prescribed by New York State Real Estate Law.
Peak Season: All Peak Season reservations require a 7 (seven) night minimum stay and begin on a pre-determined day of the week, either Friday, Saturday, or Sunday. Please consult the home’s web page for this information. Unfortunately, exceptions to the standard arrival/departure day cannot be made during peak season, so please plan and choose your Home accordingly. During the pre-, post- and off-seasons, you may arrive any day of the week you wish.
Arrival and Departure Times: Standard check-in time is 4pm. Standard check-out time is 10am. Non-standard arrival or departure times must be approved a minimum of 72 hours in advance and an additional hourly charge applies. Unfortunately, non-standard arrival or departure times cannot be permitted during Peak Season.
Linen Service: All Finger Lakes Premier Properties Vacation Rental Homes provide complimentary bed and bath linens for their Guests up to the home’s maximum occupancy. Additional towel sets are available at $10 each plus tax and may be subject to a delivery fee if not requested in advance of arrival. All beds will be prepared with fresh linens prior to arrival; blankets, pillows and comforters are furnished by the Owner. Bedding for sofa beds, futons, etc., will be available at the property. Beach towels and daily linen service are not available.
Conduct: There may be no conduct in the Home that disturbs neighbors or others. No illegal conduct may take place in the Home. Loud music is prohibited. Fireworks are illegal to possess in New York State and are not permitted at the property. Fires are permitted only if there is a designated fire pit. Guests are asked to purchase firewood locally.
Vehicles: Each home restricts the number and location of vehicles parked at the home. The maximum number of vehicles includes boat trailers and motorcycles. No tents, campers, boats or motor homes may be used for sleeping at the Home.
Dogs Only are permitted, and only at those properties specifically designated as pet-friendly. A non-refundable pet fee of $100.00 (one hundred dollars) plus tax per dog is required at the time of the reservation. Guest is required to provide verification of rabies vaccination prior to arrival at the home. In most cases, dogs are limited to two max at the property. However, some homes restrict the number of dogs and/or the size or breed of dog permitted. Please verify this information with your representative prior to making your reservation. Any animals found in non-dog friendly vacation homes are strictly forbidden. Violators of our dog policy may be asked to leave the property without refund and incur a service charge of $300.00 plus any additional cleaning fees and reimbursement for damages.
Smoking: Smoking is not allowed in any rental property.
Docks: Unless otherwise stated, a dock is provided with each rental property (refer to website’s property description for size and style). Seasonal docks (along with non-motorized watercraft) are available from May 15th to October 15th. Guest is solely responsible for ensuring docks, boatlifts, and/or mooring facilities are adequate for their desired use. Guest is responsible for any damage caused to watercraft and/or property resulting from the use of those facilities.
Travel Insurance: Agent provides Guest with the means to obtain optional trip cancellation policy insurance. This insurance is available to U.S. and Canada residents only, and is in effect the day after the Agent receives the Guest's full deposit payment for this reservation. The additional cost for this insurance is 6.95% of your total reservation cost. Although Travel Insurance is optional and there is no obligation to buy, it is strongly recommended. Damage Insurance: Agent provides Guest with the means to obtain optional damage insurance with a policy value of $3,000. This insurance is available to U.S. and Canada residents only, must be purchased 24 hours in advance of arrival, and is in effect upon day and time of arrival. The additional cost for this insurance is a flat fee of $29.95 per booking. As with the Travel Insurance, this optional policy is strongly recommended.
Privacy: We take your privacy very seriously and will not share any information about you with another party. This includes automatically gathered data such as email addresses, credit card information and browser cookies.
