The spacious farm-style kitchen serves as the heart of the home, featuring generous counter space, warm finishes, and everything needed to prepare memorable meals after a day exploring the Finger Lakes. Gather around the dining table for morning coffee, family dinners, or an evening glass of local wine while natural light fills the space.
 
Porchside & Sunrise comfortably accommodates up to 6 guests across three thoughtfully appointed bedrooms. On the entry level, guests will find a spacious king bedroom with ensuite full bathroom with a step-in shower.  A half bath is conveniently located off the dining area.  Upstairs, there are two more inviting bedrooms, including a second king bedroom and a queen bedroom, along with a full bathroom featuring a shower and tub combination. The home’s layout offers both comfort and privacy, making it ideal for families, couples, or groups traveling together.
 
One of the home’s most beloved features is the beautiful, enclosed porch. This peaceful space offers panoramic water views and the perfect place to enjoy quiet mornings, afternoon reading, or sunset conversations no matter the season. Whether you’re sipping coffee at sunrise or unwinding after a day on the wine trail, the porch creates a truly relaxing lakeside atmosphere.
 
Outside, guests can unwind in the private hot tub while enjoying the fresh Finger Lakes air and peaceful surroundings. The outdoor spaces are ideal for relaxing evenings under the stars, gathering with loved ones, or simply enjoying the calm beauty of the region.

Occupancy: This property is closely monitored for responsible renting.  The maximum occupancy of each home is the number of guests allowed on the premises at any given time.  This includes both day and overnight guests as well as all children including infants.

1. Smoking is not allowed in any rental property. This includes vaping and e-cigarettes. 
2. Homes are not handicap accessible, unless stated in the description.
3. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
4. Homes are not guaranteed allergen-free, even those that do not allow pets.
5. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
6. Outdoor amenities, including furniture and firepit are not available between October 15 - May 15.
