Policies and Guest Information

 

Thank you for allowing Finger Lakes Premier Properties to assist you with your plans. We represent a wide variety of quality, lakeside vacation homes that are for rent in the Finger Lakes. Individually and privately owned, each vacation home reflects the taste of its Owners. Every effort has been made to ensure that the descriptions, amenities and rates on our web site are accurate. However, we cannot be held responsible for changes made by owners to furnishings, equipment or rates. Our vacation homes are well maintained and clean, but please understand that these are unique and intricate homes, which just like your own, occasionally experience unexpected problems.

The essence of your vacation is to enjoy yourself, so we will make every effort to correct any problems you may experience in a timely manner. Our full-time housekeeping and maintenance team is ready to serve you, so please report any inoperative equipment or problems promptly. Please understand that certain emergencies do take precedence.

Rental rates may change throughout the year based on demand and availability.

Pre Season (Spring) First week in May through the third week in June
Peak Season (Summer) Fourth week in June through the fourth week in August
Post Season (Fall) Last weekend in August through the fourth week in October
Off-Season (Winter) First week in November through the fourth week in April

 

Availability Schedule:
Rental homes are available nightly, weekly and monthly throughout the year with a two-night minimum stay. During our Peak Season, weekly rentals begin on Friday, Saturday, and Sunday.

For your convenience, we provide 24-hour, 7-day service year-round by phone (888-414-5253). Our office hours at 103 Horizon Park Drive, Penn Yan, are listed below:

Peak Season Weekday: 8:00 am - 8:00 pm

Peak Season Weekend: 9:00 am - 8:00 pm

Off-Season Weekday: 8:00 am - 5:00 pm

Off-Season Weekend: 9:00 am - 5:00 pm

Reservation Payments: Half of the gross rental amount plus fees are due when the reservation is booked, with the balance due 60 days prior to arrival.

 

Reservation Fees: There is no sales tax on your gross rental amount. All counties, except Ontario County, are subject to a Lodging Tax on the rental rate that varies by county. The following fees are optional: Travel Insurance (7% of total reservation cost, optional), Linen Rental complimentary and an option $10 fee for additional linens per person, and Dog Fee ($100 per dog, if applicable). All reservations are charged a non-refundable Unit Service Fee ($30-$500 depending on unit size, plus 8% sales tax), a non-refundable $50 Damage Fee per booking, and a non-refundable Reservation Fee (0-9.5% of the rental rate, varies per home based on the average daily rate). Payments may be made by check, money order, Discover, or VISA/MC.

 

 

Travel Protection Plan (Optional): FLPP has partnered with RentalGuardian.com and InsureStays to help safeguard your entire booking deposit and other pre-paid non-refundable payments related to planned travel. We strongly encourage you to purchase optional travel insurance.

• Travel Insurance covers risks incidental to planned travel such as sickness, accidental injury, or death of you or a family member (or of a traveling companion), weather delays, natural disasters, unexpected changes in your employment, and many more specified reasons.

• In addition, for an additional charge, you can choose the optional CFAR benefit which pays up to 60% of pre-paid non-refundable charges should cancel for any reason not covered by standard travel insurance. CFAR is not available to non-US residents or residents of NY, NH, or WA.

• The standard travel insurance coverage costs 7% of your total reservation invoice amount; if you include the optional CFAR benefits, the coverage cost is 9.8% of your total reservation invoice amount. The premium charged for travel insurance is generally non-refundable after 15 days of coverage purchase.

Guests opting not to purchase travel insurance should be aware that per the terms and conditions in your rental agreement, refund-in-full of your reservation deposit(s) will not be available; therefore, your entire booking payment could be at risk.

Cancellation Policy; No Shows; Trip Protection: If Guest cancels or changes the dates or terms of their reservation, this must be requested in writing by return receipt email or mail. Rental payments are fully refundable (less “FLPP’s” reservation fee) if the Home is re-rented for the same time period. If the Home is re-rented for less than the original amount, the Owner remains entitled to the full rent. Any remaining rent after the owner is paid the original full rent, less the reservation fee, will be refunded to Guest. No full or partial refunds will be granted for no-shows or if the Home is not re-rented, unless Guest purchased the optionally offered Travel Protection Insurance. FLPP recommends Guest purchase Travel Protection. Changes to stay dates for the Home confirmed on Reservation Details (Page 1) must be made before the return of this approved agreement; otherwise no changes to the Home or stay dates will be made. FLPP cannot guarantee confirmed rate in these circumstances.

Refunds: There are no refunds for late check-in or early check-out, bad weather, or illness. Except as expressly provided in this Agreement, no refunds will be given if during your stay the Home is unavailable for any reason outside FLPP’s control. This includes, but is not limited to, natural disasters or visits by Mother Nature in the form of chipmunks, squirrels, spiders and other insects, mechanical failures, acts of government agencies, or utility outages.

 

Substitution: If circumstances cause your confirmed Home to be unavailable (for example, Home is sold, damaged, or deemed uninhabitable), FLPP will attempt to find comparable accommodations, subject to your approval. In the event FLPP is unable to find acceptable substitute accommodations, all monies paid will be refunded. FLPP cannot guarantee the confirmed rate in these circumstances.

 

Linen Rentals: All of our vacation homes offer complimentary linen service. If you would like us to provide additional towels, the fee is $10.00 per person plus tax. This includes bed linens and bath towels, beach towels are not provided. Please advise us in advance if you would like us to provide additional linens beyond what is provided.

 

Cleaning: We clean and inspect your vacation home prior to your arrival and after you leave. The fee for this service depends on the size of your vacation home and ranges from $115.00 to $305.00. This fee also covers any minor accidental damage that might occur during your stay. Guests, however, are responsible for any major or intentional damage. We also offer mid-week cleaning services for an additional fee. Please contact our office for additional information, if you are interested in mid-week cleaning services. Our housekeeping and maintenance staff is on call 24/7 in the event you require their assistance.

Dog-Friendly Homes: We are happy to say that many of our vacation homes are dog-friendly! Look for the dog symbol in our property listings to find these dog-friendly vacation homes. In most cases, dogs are limited to two max at the property. There is a non-refundable dog fee that will appear on your rental agreement ($100.00 per dog). Guests will also be asked to review, approve and return a copy of our Dog Agreement. Please let us know when making your reservation if your furry friend is coming along. It is strictly forbidden for animals to be in a vacation home that is not dog-friendly. Violators of our dog policy may be asked to leave the property without refund and incur a service charge of $300.00 plus any additional cleaning fees and reimbursement for damages.

 

Occupancy Limits: The MAXIMUM number of allowable occupants is noted on the description of each vacation home and is carefully enforced. Children under the age of two are included in this occupancy count. Please do not bring any campers, tents or motor homes. If you exceed the stated occupancy limit at any time during your stay, unfortunately, we will have to ask you to leave. In a similar fashion, large parties or gatherings are not permitted.

 

Smoking: All Homes are non-smoking. If Guests smoke in the rental Home or leaves evidence that someone during his or her rental period has engaged in smoking in the Home, Guest will be charged a fee of $1,000.00 (One thousand dollars) plus fees for additional cleaning. 

 

What to Bring: Even though all homes provide complimentary bed linens and bath towels you will need to bring kitchen linens. All vacation homes are equipped with pillows, blankets/comforters and mattress pads. You might want to bring extra towels and water toys for swimming.

All vacation homes are equipped with cutlery, place settings, cups and glasses for the total number of occupants listed in the property description. The homes have coffee makers, mixing bowls, pots and pans. Based on your cooking needs, you might want to bring a blender, large roasting pan or other specialty items.

A starter kit is provided which includes 2 rolls of toilet paper per bathroom, 1 roll of paper towel per kitchen, a travel bottle of dish soap and sponge, 1 garbage bag per receptacle, and a dishwasher tab if a dishwasher is available. Please bring extra paper products, detergent, charcoal and trash bags. You could also buy them when you arrive if you choose.

Winter guests who are renting vacation homes with wood burning fireplaces might want fire starters, kindling and wood. Everything can be purchased locally. Our staff will be more than happy to provide directions to local stores and shops. Download Our Packing Checklist Here!

 

Baby Equipment Rentals: Baby and children’s gear can be rented through our partner, BabyQuip Baby Gear Rentals with Megan Wilson.  Pack less and eliminate some travel stress by renting full-size cribs, high chairs, strollers, toys, books, and more.  All items are either new or like new and are completely cleaned and sanitized for your use during your stay.  Your equipment is delivered and set up in your rental property prior to your arrival and picked up following your departure.  Learn more and reserve your gear at BabyQuip Baby Gear Rentals - Megan Wilson

 

Check-In/Out: 

April 1 through October 31 – Check-in time is 4pm and check-out time is 10am. Early check-in or late check-out are not available unless the Home is updated on the day of arrival that it is ready early, at which time someone from our office will contact you. 

November 1 through March 31– Check-in time is 3pm and check-out time is 11am. If available, for an additional $50/hour fee for each request, you can reserve an early check-in or late check-out of your vacation rental. Please contact the reservation specialist no earlier than 3 days in advance to your arrival or departure to reserve this and confirm availability. Requests are not guaranteed, must be approved by housekeeping, and are not available for holidays.

All of our homes have gone to keyless locks or lockbox options for check-in please ask your reservationist for details. You will receive information about your check-in seven days before arrival by the email address we have on file.

 

Housekeeping and Maintenance Services 24/7:
For your convenience, we have a full-time housekeeping and maintenance department ready to serve you. Our maintenance department is available 24 hours a day, 7 days a week. If you experience any maintenance or housekeeping concerns, please let us know immediately. If you have a concern and we do not hear about it, it is difficult for us to make amends. So, please call if you have any questions or concerns so we can take care of them immediately.

 

Good Neighbor Policy: We truly want you to enjoy your stay, but please be respectful of your neighbors. Be careful not to enter their property without prior permission. This includes docks and beach frontage. Quiet hours should be observed between the hours of 10:00 P.M. and 9:00 A.M. Any guests who are disruptive will be asked to vacate the premises without refund.

 

Care of Property: Guest is responsible for maintaining the property in a neat and sanitary condition. Housekeeping during your stay is not provided unless prior arrangements have been made with FLPP. Upon departure, Guest is expected to leave the property tidy, remove food from refrigerator, place garbage outside in designated containers, turn off all lights, close windows and lock doors, and set thermostats to 72 degrees. Please do not rearrange the furniture. Guest will be responsible for any damage or losses to the rental property or for additional cleaning fees over normal wear and tear. 

 

Family Atmosphere: We maintain a family atmosphere for the enjoyment of our guests, neighbors and lake residents. Absolutely no house parties allowed! No sororities, fraternities or non-chaperoned groups are allowed. Should a group misrepresent themselves, they will be required to vacate the premises immediately without refund.

 

Finger Lakes Vacation Rental Management Association (FLVRMA): Finger Lakes Premier Properties is a proud member of FLVRMA. This association and its members adhere to guidelines that ensure both visitors and neighboring homeowners enjoy the lake. This includes adhering to vacation home occupancy limits, parking requirements, noise bylaws, waste disposal regulations and care of our lakes and rivers. We are proud of our membership in this organization, and ask you to respect the guidelines you will receive prior to and at check-in.

 

Vehicles: No campers, tents or motor homes are allowed on the premises. Vehicle parking is limited at most vacation homes and is restricted based on maximum occupancy for the home.

 

Off-Season Reservations: The Finger Lakes can have a great amount of snowfall from November through March. Please be prepared with front-wheel drive or 4 wheel drive, snow tires, and/or chains. Most properties have their driveways plowed if snow falls more than an inch. Firewood for fireplaces is not provided but can be purchased locally. Outdoor barbecue grills are not guaranteed for any reservations from November through March due to severe winter conditions. Additionally, properties that offer air conditioning, seasonal docks, and non-motorized watercraft only have these amenities guaranteed (if advertised) May 15th through October 15th.

 

Homes for Sale: In the event that the vacation home you are renting is on the market for sale, we may find the need to show the property during your stay. We will make every effort to schedule the showing at a convenient time and not interrupt your vacation.

 

Water Sources: All of our properties have different types of water sources. Some draw water from the lake, wells, or are using city water. However, the taste and smell of the water at each vacation home differs. Guests may wish to bring bottled drinking water if water quality is a concern.

 

Construction: The Finger Lakes is a growing resort region and new construction is evident throughout the area. We cannot be responsible for homes that may be under construction next to or near the vacation home you plan to rent. New construction may also alter views from vacation homes. Please realize that this situation is a matter beyond our control, and no refunds or relocations will be made.

 

Harmful Algal Blooms (HAB's): A harmful algal bloom (HAB) is an overgrowth of algae in a water body that could affect water quality and aquatic life. Some HABs produced by bacteria can create toxins that may also harm people, animals, and the local environment. For more information on HAB's in the Finger Lakes, click here.

 

Zebra Mussels: Zebra Mussels are small shellfish that inhabit the Finger Lakes. They cluster together on rocks and immovable objects, and can be quite sharp. Therefore, you may want to bring (or buy when you get here) water shoes for every member of your family.

 

Docks: Our vacation rental docks may be shared, private, seasonal, or permanent depending on the rental property. Seasonal docks are put into the water in mid-May and removed in mid-October. Please ask your reservation specialist for details on a particular property.

 

Non-motorized Watercrafts: At some vacation homes, non-motorized watercrafts are provided for your enjoyment between mid-May and mid-October. All vessels in New York State are required to have at least a mouth whistle on board. All vessels must carry, at least, a lantern with a white light which can be exhibited in sufficient time to prevent a collision.  All of our rentals that come with a non-motorized watercraft for your use will have the whistle and light provided for the safety of you and other guests.
