The large, flat yard offers plenty of space for lawn games, picnics, and evenings spent roasting marshmallows under the stars. Eight-foot fencing and lush greenery create a private setting, so you can truly unwind and make the most of your stay. With parking for up to five vehicles, there’s plenty of room for guests traveling with trailers or boats.

The expansive waterfront features a private dock, and while the shallow, soft-bottom shoreline isn’t ideal for swimming, excellent swimming can be found just 300 feet offshore at the well-known “sand bar.” Guests will love taking advantage of the included rowboat, canoe, and paddle boat for exploring the calm waters around Sugar Creek. This area is also one of the best fishing spots on Keuka Lake, with cattails and lily pads creating the perfect habitat for bass and sunfish.

Note: The docks water depth can vary from 1.5 to 3 feet. The bottom is soft and boats with shallow drafts and trim dock easily. Cattails line the shore and lily pads make this one of Keuka's best fishing spots. Excellent swimming is available 300' off shore, the "sand bar". A rowboat, a canoe and purple paddle boat are provided for easy access. Swimming off the dock is poor.
Per New York state and county regulations, the occupancy for this property is strictly limited. The maximum occupancy stated on this listing is the number of guests allowed on the premises at any given time, including infants and children. This includes both day and overnight guests, no exceptions.

1. Smoking is not allowed in any rental property. This includes vaping and e-cigarettes.
2. Homes are not handicap accessible, unless stated in the description.
3. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
4. Where pets are allowed it is indicated. Otherwise, pets are not allowed. Homes are not guaranteed allergen-free, even those that do not allow pets.
5. Docking capabilities may vary based on current water levels. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
