House of Vines offers an easy, welcoming way to settle into the rhythm of Penn Yan. Set just across from the Keuka Outlet Trail and Walkerbilt Park, this classic two-story home pairs timeless comfort with a location that invites you to explore at your own pace.

Inside, the home opens to a bright foyer with warm hardwood floors and a sense of space that immediately feels relaxed. Just beyond, the main living area brings everyone together, a thoughtfully updated kitchen with bar seating, a dining table for shared meals, and a comfortable living room made for quiet evenings or easy conversation. A first-floor bedroom with a queen bed offers convenience and privacy, along with a nearby full bath.

Upstairs, three additional bedrooms create space for everyone to unwind, two with queen beds, and one with two queens, ideal for families or groups traveling together. A full bathroom completes the second level, keeping mornings simple and unhurried.

Mornings can begin with the best cup of coffee from Amity Coffee Company, followed by a stroll along the canal to Walkerbilt Park—where the playground offers space for little ones to burn off energy, and the steady flow of water sets a calm, easy pace for the day.

What makes House of Vines especially distinctive are the thoughtful extras that shape your stay. Two kayaks are available for guest use. Perfect for launching just moments away along the canal and drifting out toward Keuka Lake. Guests also enjoy access to the Best Western's hotel’s amenities, including a heated indoor pool, hot tub, and 24-hour fitness center. Step outside and you’re already part of the neighborhood. The Outlet Trail begins just across the street, offering a scenic path that follows the water between Keuka and Seneca Lakes. Walkerbilt Park sits just nearby, while local favorites like Amity Coffee Company, The Main Deck, and Parker’s are all within walking distance. Boutique shops line Main Street, and destinations like Keuka College and the Windmill Farm & Craft Market are just minutes away.

Occupancy: This property is closely monitored for responsible renting.  The maximum occupancy of each home is the number of guests allowed on the premises at any given time.  This includes both day and overnight guests.

2. Homes are not handicap accessible, unless stated in the description.
3. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
4. Where pets are allowed it is indicated. Otherwise, pets are not allowed. Homes are not guaranteed allergen-free, even those that do not allow pets.
5. Docking capabilities may vary based on current water levels. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
6. Outdoor amenities, including furniture, watercraft and firepit are not available between October 15 - May 15.
