Location, location, location! This small one bedroom cottage with a converted basement is on prime, gorgeous, Keuka lakeside real estate. With over 135 feet of frontage, there is gradual shale beach for wading, a large lakeside lawn for a game of tag and a boat slip and break wall for swimming. On the 2nd level there is a small kitchen, small living area and bedroom and bathroom with a shower. Just off the kitchen is a deck with a fantastic lake view. The 1st floor sleeping area is a basement with an external entrance only. This is a great spot for older children or the adult who will appreciate sleeping late. This home MAY be rented with 11238 East Lake Rd. during the Peak Season! Located in the "Coolest Small Town in America," Hammondsport, NY!

Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests.

Note:
1. Smoking is not allowed in any rental property. This includes vaping and e-cigarettes.
2. Homes are not handicap accessible, unless stated in the description.
3. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
4. Where pets are allowed it is indicated. Otherwise, pets are not allowed. Homes are not guaranteed allergen-free, even those that do not allow pets.
5. Docking capabilities may vary based on current water levels. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
6. Outdoor amenities, including furniture, watercraft and firepit are not available between October 15 - May 15.

We had a wonderful stay, but there were only 2 of us!

The location of the property is superb as it is totally private. It is a great place for 2 people. There needs to be some modernization of the furniture, kitchen and general finishing inside the main living area. The bedroom downstairs needs complete revamp - would not want to sleep there at all.

Great little cottage!

We've stayed here for the past several years every summer and have loved it! The private open yard in front is especially great for letting our dog run and play without worrying about neighbors. The beach front slopes down gradually and is great for launching kayaks or paddleboards - and perfect for swimming although there is a fairly steep drop about 10-15 feet from shore. New stove in the kitchen, too! The only disappointment this year was the beautiful willow trees that were sadly cut down (probably due to disease), so the beach area is not as shaded in the afternoon as it used to be - which also means the cottage can get quite warm in the late afternoon/evening as the sun moves west. The little A/C unit in the kitchen works hard but could probably be updated to a more efficient one. Overall, a great little cottage!
